About

Leeway Inspections provides nationwide construction progress inspections and construction draw inspections for residential, commercial and site development projects for lenders. For you, the community banker, we know that personal service isn't just a nicety—it's a game-changer. At Leeway, it's personal for us, too! Your loan servicers will receive friendly helpful service, like your own construction inspection department!

We recognize that poor, slow and impersonal inspections can reflect negatively on the bank. Every inspection is systematically and professionally reviewed in-house guaranteeing consistent quality from Hawaii to Maine.  We work alongside loan servicers helping them make sound disbursement decisions and communicate directly with contractors so that they feel understood. Our goal is for your clients and contractors to feel that they have received great personal service from the bank while you successfully manage your risk. If you want to change the game in your favor, Leeway is the personal touch that propels you to the forefront of lending excellence.

Solutions Snapshot
  • RESIDENTIAL SERVICES

    • Residential—New & Remodel: Our standard custom home or individual residential inspection includes construction progress of the home and the related site development. Material on site will be documented as "on site" when seen. We will provide the information in the format that you need including line item budget, stage draw schedule, or percentage of completion.
    • Subdivision: Subdivision and multi-home project inspections are completed and billed for only the houses requested. When using a stage draw schedule we charge an inspection fee + a low per-unit fee, providing substantial savings for multiple lot inspections. Site development for roads and utilities are handled separately.
    • Multi-Family: Apartments, townhomes and connected homes are all built differently and may include substantial sitework such as carports, clubhouses, parks and roads. For these projects a bid much be submitted prior to the inspection. Pricing is contingent on the size, scope and location of the project.
    • Insurance / Narrative: Sometimes inspections can be extremely detailed and require extra time or explanation to appropriately report completion. Insurance claim-related inspections typically are this type of inspection.
    • Delinquent Loan / Drive-By: This type of inspection usually requires only exterior front pictures and a short report assessing the condition of the property from that perspective. Typically contact with residents is not made and is even avoided.
  • COMMERCIAL SERVICES

    • Commercial: Each commercial project is unique. For these project requests we provide a bid prior to the inspection. Pricing is contingent on the size, scope and location of the project. Our fee is roughly based on the project cost. Certain larger projects or specialized projects may be beyond our capacity to provide excellent service. In these cases, we will inform you up front.
    • Site Development: Site Development usually describes the in-ground utilities, roads, signs and lights, sound barriers, gates, and common areas like parks and parking lots involved in developing a property for future construction. They may be included as part of an overall project or stand as a separate inspection based on budget and funding. Pricing is contingent on the size, scope and location of the project. Our fee is roughly based on the project cost.
    • Tenant Improvements: Tenant improvements for commercial uses may be a build-out from an empty space to a conversion of purpose. They may include demolition, interior and exterior improvements, and equipment. Pricing is contingent on the size, scope and location of the project. Our fee is roughly based on the project cost.
    • Annual Asset Review: Some banks require an annual review of commercial property on its books reporting the general condition and upkeep of the property. Our report is a short observational narrative of the property and its current tenants. It is not an engineering report used to assess value or for preparation of purchase.
